Maintenance & Complaint Procedures Maintenance & Complaint Form Procedures In order to have more effective communication between owners at Beaulieu Gardens and the management company, this process has been implemented. All non-emergency maintenance requests or complaints must be submitted either via on-line form, in writing, or by fax. No calls are to be made to the management company except for cases of emergency (“fire, flood or blood”), which include fire, water leaks, sewer backups, loss of hot water, injury, or security threats. The management company has been instructed to report any non-emergency calls received to the Board. Three forms are available in the “Contact Us” and “Maintenance Procedures” sections. If you do not have access to the on-line forms, requests must be submitted in writing or by fax to the management company at: Magnolia Property Management The management company need not be copied on issues or communications between owners and Board members. Please remove them from your email distribution lists. Top Homeowners Responsibility vs. Association Responsibility We usually try to give a simple rule of thumb - if it's a component or problem originating outside your unit walls, it's probably the Association's responsibility. If it's inside the walls and/or your exclusive use, it's probably the individual owner's. If it's something you want to do which will impact the common areas (like a satellite dish, doors, windows, window covering or planting), you need to address that to the Board as the governing body.
